Jedburgh Rd. developer given break on road work

The developer of a previously subdivided property at 14 Jedburgh Rd. in View Royal won’t have to do offsite road improvements to Island Highway, despite the edge of the property line for the small subdivision extending down to that roadway.

At their Sept. 20 meeting, council voted to let the developer off the hook, as he is already committed to doing improvements on Jedburgh and none of the nine lots have vehicle access from Island Highway.

Coun. Ron Mattson asked whether the developer might consider contributing to some other Town initiatives in return for the allowance, but he said he has already spent $50,000 more than required for off-site enhancements.

Extra height granted for Thetis Vale home

Council approved an extra metre of height for a detached single family home planned for 2387 Lund Rd. in Phase 6 of the Thetis Vale development. Staff recommended the variance given the lot is in one of the steeper areas of the subdivision, which is at the base of Mill Hill.

Developer the Limona Group has built similar homes elsewhere in Thetis Vale, but the calculation of building grade has changed since then, a staff report stated.

The Lund Road home will be one of the first to be constructed in Phase 6.

Dock project passes environmental muster

The homeowner of a Herbate Road property got the green light to install a dock into Mackenzie Lake, a fish-bearing lake in the Craigflower Creek watershed.

Having previously obtained provincial and federal environmental approvals relating to dock construction, applicant Damon Langlois was requesting an environmental development permit with a variance that would reduce the normal development setback from any lake, pond, marsh or stream from 30 metres to zero.
